  1. Can I Afford It? Consider various factors to avoid the pitfall of being “house poor.” Beyond the initial costs like down payment and closing fees, factor in ongoing expenses such as mortgage payments, utilities, and maintenance. Depending on your particular situation, you could put as little as 3% towards your down payment. You do not need to put down 20% to buy a home, but down payments less than 20% usually require PMI.  Your closing costs will be around 3% of the purchase price. Closing costs include attorney fees, lender fees, prorated taxes and insurance, title fees and insurance, etc.  I can break these down for you when we meet, and again, there are first-time buyer programs and grants that can help reduce these costs.
  2. How is my credit? Understanding your credit score is paramount in securing favorable loan terms. Aim for a credit score of at least 680 to access better rates and products. Taking proactive steps to improve or rectify any discrepancies in your credit history is essential for a smooth home-buying journey.
  3. Am I planning to stay put for the next 3 to 5 years? If you foresee stability in your living situation for the foreseeable future, buying now could be a wise financial move. Understanding your break-even point helps gauge the long-term benefits of homeownership versus renting.
  4. Am I ready to take care of a home? Homeownership entails responsibilities beyond the initial purchase. While there’s a learning curve, staying on top of maintenance and repairs is crucial for preserving your investment’s value. Whether DIY or hiring professionals, ensure you have the time, commitment, and financial means to fulfill these responsibilities.
